End to end
How a distressed off-plan transfer works
Typical timeline: 2–5 weeks from accepted offer to new Oqood, depending on the developer.
At a glance
Verify → List → Match → Transfer
One verified process for both sides — from upload to an Oqood in the buyer's name.
For sellers
01
Verify
Upload your SPA, Oqood and statement of account. We confirm them with the developer.
02
List
You sign RERA Form A, we get the DLD advertising permit, and your unit goes live in front of buyers searching for off-plan deals.
03
Match
Receive offers, counter or accept. We qualify buyers and negotiate for you.
04
Transfer
We handle the developer NOC, assignment and DLD transfer. You're paid at the trustee office.
For buyers
01
Discover
Filter by community, upfront cash, % paid and handover date.
02
Review
Every listing shows the payment plan and a true-cost breakdown against launch price.
03
Offer
Make an offer in two minutes. We negotiate with the seller on your behalf.
04
Take over
Step into the remaining payment plan with your name on the Oqood.
Step by step
What happens at each stage
From the first upload to the new Oqood, our transactions team runs every step for you.
Step 1
Seller submits the unit
SPA, Oqood, statement of account and ID are uploaded through a secure form.
Step 2
We verify with the developer
Our transactions team confirms ownership, amount paid, any arrears and the developer's resale policy.
Step 3
Listing goes live
Once you sign RERA Form A and the DLD advertising permit is issued, the unit is published with its payment plan and a true-cost breakdown, and a Verified badge once your SPA and statement of account are checked.
Step 4
Buyers make offers
Offers, counters and acceptance happen in the dashboard. We qualify every buyer before the NOC.
Step 5
Developer NOC & assignment
We apply for the NOC, settle the developer's admin fees and prepare the assignment agreement.
Step 6
Settlement
On transfer day the buyer pays the seller's equity by manager's cheque at the trustee office — never before the NOC.
Step 7
DLD transfer
The Oqood is updated to the buyer. The seller is paid and the buyer takes over the remaining payment plan.
Built-in protection
What we verify, and what you get
Every listing is reviewed by our team and carries a DLD advertising permit before it goes live, and every transfer settles at the DLD trustee office.
- We verify
SPA & payment history
We check the SPA, Oqood and statement of account against the developer's records: the amount paid, any arrears and the remaining plan.
- We verify
Resale eligibility & NOC
We confirm the developer's resale policy — many only issue a NOC after 30–40% is paid — then apply for the NOC for you.
- We verify
Buyer KYC
Every buyer's identity is checked and their offer qualified before we request the NOC.
- You get
Protected settlement at the DLD trustee
The seller's equity is paid by manager's cheque at the trustee office, at the same moment ownership moves — never before the NOC.
- You get
Oqood in the buyer's name
DLD updates the Oqood to the buyer, who then takes over the remaining payment plan with the developer.
- You get
Anonymity until the MOU
Listings never show the seller's name or contact details, and buyers stay anonymous until the MOU (RERA Form F) is prepared. Our team brokers every negotiation.
Sell with confidence, or buy below launch price.
Every step is handled by a RERA-licensed broker. Nobody pays us unless the transfer completes.
