Methodology
How the index is calculated
Every figure is computed directly from the marketplace's listing data at the moment this page loads, without modelling. Two inputs involve judgement: launch prices are recorded by our team for an equivalent new unit, and days to transfer is approximate.
- What counts
- Real listings that buyers can see on the marketplace right now: available, with an accepted offer, or with the NOC in progress. Listings under review, rejected, paused, withdrawn or already transferred are not part of supply.
- Sample listings excluded
- Sample listings, added to show how the marketplace works, are excluded from every figure on this page, demand included.
- Discount vs launch
- 1 − (asking price + remaining payment plan) ÷ today's developer launch price for an equivalent new unit, as recorded by our team. Only units with a launch price count; a negative value means the unit is priced above launch.
- Share paid
- Amount already paid to the developer ÷ the original purchase price.
- Upfront cash and sale value
- Upfront cash is the asking price: what the buyer pays the seller for the equity already paid. Sale value adds the remaining payment plan the buyer takes over. Neither includes fees.
- Medians and minimum sample
- We lead with medians so that one unusual listing cannot move the index. A median, average or share is shown only when at least 3 units qualify, and the full index is published once 5 real listings are on the market.
- Demand
- Offers are counted when they are made. Buyers watching are distinct accounts with at least one unit on the market on their watchlist. Saved searches count only when their alerts are on. Our team's admin accounts are left out.
- Days to transfer
- Approximate: the time from publication to the last update of a transferred listing, which is normally the transfer itself.
- Update frequency
- Live. Figures are recalculated on every visit; the time stamp at the top shows when, in Dubai time.
- Where the figures come from
- Prices, amounts paid and payment plans are provided by sellers and reviewed by our team before a listing goes live. Units marked verified have had their SPA and payment history checked.
